So y’all all remember about two posts ago we were hoping to hear that we were going to purchase property and sell our current home. Well after a few weeks of trying to work our schedule to meet the agent out there we finally just decided to write an offer on what we knew about it. But once we sat down and were talking about what to offer we were realizing that we felt like the asking was over priced, by a pretty good bit. As an agent I knew if we sent in a low offer it’ll probably just receive a “thanks but no thanks” so instead we actually made the decision to pay a licensed appraiser to give us a report and that way we would know the actual appraised value. And we were right, well actually we were wrong, we thought it was valued a little higher than he did. A lot of it is in flood plains, some of you know what that means, some of you don’t, either way it’s all a little boring but being in a flood plain decreases the value of your land. Cliff knew all of the ins and outs about it. Anyways, we had to wait an additional week waiting on the report, that was a very nervously anxious awaiting also (at least for me) I couldn’t stand not knowing what to offer. We were also pretty confident that by attaching an appraisial report to the offer (of the full appraised value) that we would get it. I mean you’re looking at the apprasial, a man that is licensed and paid for his opinion just sent his report and the value, also that of which a bank won’t lend over. However, odds weren’t in our favor πŸ˜• they are still holding on for someone to offer them something closer to their asking. It’s a little aggravating on my end as an agent, just because of having the apprasial, what that means, and knowing everything that goes with it. Long story short… we won’t (most other people won’t) give more money than it’s worth for anything.

So I am now just going to take a deep breath, say a prayer, and let it go. These two weeks have mentally exhausted me, and all Iv done is wait and play on Pinterest. I haven’t been able to think about anything else. My head hurts and hearing them say ‘we have the time to wait on an over value offer to come in’ made me sick to my stomach πŸ˜”

Owning land, building a house, having a farm & woods for our boys is definitely still our plan…just waiting on the property to come up. If you own like 50+ acres holla at ya girl and we will work something out πŸ˜‰

And for those of you anxiously awaiting my red sign to go up at the end of my drive way, I’m sorry, looks like it isn’t this week πŸ‘ŽπŸ»

On a happier note I did get some awesome pics of my babies back today. One of my super sweet friends is an amazing photographer and we were lucky enough to grab her last slot in a mini session this weekend πŸ’™πŸŒ²

Trying to decorate the boy’s room πŸ˜«πŸŽ…πŸ»

Can this please count as festive decor? πŸ™ˆ I started out the beginning of November in the highest Christmas spirits, picked up a few decorations in town, was teaching Layton Christmas carols, like the whole works…then the stomach bug hit. It didn’t just hit it hung around awhile, for like a week. It started with the baby then shortly made its way to Layton and they just took turns. Then we’d go a day without anyone getting sick and start to think it’s over then BAM I’d get puked on again. Luckily Logan and Cliff were in Indiana hunting for most of it so they didn’t get sick.

Before we all got sick I had ordered these really cute and simple holiday pillow cases for the boy’s beds so of course when they came in I had to use them. Digging in the basement for last years decor hasn’t been an option yet so while I was in target I grabbed a few things from their $ shelves to add. I’m hoping my spunk comes back soon because Logan just got home for 10days of Thanksgiving break and is completely planning on filling the house with anything that’s red and green.

We are still waiting and working on contracting on some land we found but I’m hoping that is soon coming to an end and we will hopefully have a signed contract and be putting our house on the market. Cliff being out of town hunting slowed the process just a bit πŸ™„πŸ˜‰

selling ?

So Cliff and I have tossed the idea around for a good while now, we want a little land and to build. Well, I think it’s happening 😳😍 he told me the other day to list our house. Really? Wow!! Umm ok, aww πŸ™ umm. Pretty much was my response. Followed with me realizing I just redid the living and kitchen wood. So now I think I want to cut that part of the house off and take it with me πŸ˜‚ not only because I love it but also because of the blood (literally), sweat, and tears that I just have put into it. I really do not know any details on the listing yet but I thought I would do a quick blog post with some recent pictures. The house is just less than 2000 sqft and sitting on top of a full basement where there are two garage stalls. Upstairs we have 4 bedrooms (master one end, 3 on the other) 2 baths, an open living/kitchen, dining room and an office. We have put so much into this house from when we bought it, pretty much gutted the entire house and knocked out a few walls to change some layouts. The kitchen, living, and dining were all closed off with individual doors so we knocked two of the kitchen walls out to open it up so that when you walk in the front door you can see straight through and out the French doors that are at the backside of the living room. Tore up parquet and linoleum flooring and replaced with hardwoods and tile. Closed off the back end of the dining room and made an office, changed the layout of the master bedroom and made the master bath larger also adding a walk in master closet (hers), his closet is in the bedroom so that one is for you ladies πŸ™ŒπŸ»πŸ™ŒπŸ»  Cliff graded the yard and we poured a front driveway and have recently added a wooden fence to the front yard. We have an awesome front porch too πŸπŸƒβ˜•οΈ

We will start with the main living, go to master, then finish with the boys end of the house πŸ‘ŒπŸ»

(top cabinets are still here and will be left if buyer prefers to hang them instead of the open shelving)

We sit on right at an acre of land, at the top of a hill and are the end of a dead end street, which I love with having kids. Woods are on 3 sides of us and the neighbors on our small street are precious. We are about 10 minutes from town and about 2 miles from Green’s. Our location is one of my favorite parts of our home, we’re out here in PV but still have cell service and can get cable πŸ‘πŸ»πŸ‘πŸ»

Dracula boys & boo baskets πŸ‘»

Mondays are pretty lazy around our house even on holidays. So me and the babies spent most of our yesterday waiting on Logan to get home and staying in our Halloween pjs (even when we made a quick trip to publix πŸ‘») then playing a little dress up. However, needing  my dining room table back did finally make me get up and finish cleaning it off from the kitchen redo.

This year I put together a little boo basket for the boys filled with Halloween themed goodies from Target’s $1.00 shelves and had spooky foods to go along with the festivities.

I had planned on letting the boys make mummy costumes with a ripped up bed sheet but then I found Dracula capes for .50 πŸ‘ŒπŸ» so we had 3 little mini Dracs with neon teeth playing tractors in the living room.  Well actually one wore the teeth, one threw them down, and the other chewed on them πŸ˜‰
We had monster meatball subs for dinner and made homemade vampire donuts. I let the boys decorate the entryway with paper bats and spiderwebs. Once everyone had full tummys we got ready to make our rounds to all of the grandma’s houses. They really had a good time, this year wasn’t such a rush like normal, I knew we probably were not going into town so we took our time going in and visiting and that honestly felt so nice. Most holidays we are leaving as we are coming trying to hurry and check everyone off of our list. Their basket was a hit, Logan was stoked about all 3 of them being vamps and the donuts were delicious. Here are a few pics of our night.

πŸ‘»he was really asleepπŸŽƒ

Hope you guys all had a happy & safe Halloween, it’s officially November, and the countdown to Christmas is on. (Thanksgiving who?) πŸ˜‰
